Congratulations on your new Wynntrac home. We take pride in our craftsmanship and stand behind our work. This warranty outlines what is covered and how to request service.

Official One-Year Limited Warranty
Wynntrac Construction, LLC warrants your home and its installed systems for a period of one (1) year following closing, move-in, completion of repairs, or issuance of Certification of Occupancy (whichever occurs first). This warranty does not cover ordinary wear and tears, abuse, neglect, general maintenance or items specifically set out below as non-warrantable. (These are not the only non-warrantable items, but only examples of such.)

Warrantable Items:
1. We guarantee the proper functioning under normal wear and use of the plumbing system.
2. We guarantee the proper functioning under normal wear and use of the heating and air conditioning systems.
3. We guarantee the proper functioning under normal wear and use of the electrical system. This does not include replacing burned-out fuses, circuit breakers, or bulbs.
4. We guarantee the proper functioning under normal wear and use of all appliances, i.e. ranges, range hoods, dishwasher, disposal, trash master, purchased from the contractor as a new part of the house.
5. We guarantee for a period of one year to repair any roof leak caused by defect in materials and workmanship. This does not include repairs to damage caused by hail, windstorm or any other act of God.
6. We guarantee to adjust any window or door that does not function properly. This does not cover warpage so long as the door or window can be adjusted to open, close and lock. This is only applicable before closing or moving in.

The builder’s responsibility under the warrantable items listed above is to cover only repairs to the systems themselves and will not include repairs to other portions of the house caused by malfunctions of the systems. As an example, under this warranty as stated above, the builder warrants to repair any roof leak, but this will not include repairing walls, ceilings, woodwork, flooring, etc. damaged by a roof leak.

Non-Warrantable Items (Examples):
1. Cracks:
a. Concrete can develop cracks due to its character of expanding and contracting, or that of the soil on which it is laid. There is no known method of eliminating this condition.
b. Mortar – Cracks can develop in the mortar used in bonding the bricks
together. This is a normal condition due to shrinkage in either the mortar or brick.
c. Sheetrock, Paneling, Wood – Shrinkage cracks can appear during the drying out process of your home. This is normal and usually comes and goes with the seasons.
2. Floor Squeaks: Extensive research and writing on the subject concludes that much has been tried but little can be done about floor squeaks. Generally, these will appear and disappear with changes in weather conditions.
3. Brick Discoloration: Brick may discolor due to the elements, rain, run-off, weathering or its innate materials. Should this occur, it may be cleaned with a solution of vinegar and water (1 qt Vinegar to 1 gal Water). Scrub with brush and rinse in cold water when using acid, protect hands and eyes and do not spill on paint or carpeting.
4. Non-uniformity or appearance of Antique (used) brick is normal.
5. Broken glass not called to the Builder’s attention prior to moving-in.
6. Mirror defects not called to the Builder’s attention prior to move-in.
7. Stained Woods: Wood cabinets, paneling, and doors all have variations in wood grain and shade of coloring. These variations cannot be controlled.
8. Finishing (painting, staining, varnishing, texturing, etc.) of walls, ceilings, woodwork, paneling, cabinets, etc., have been acceptably completed to the satisfaction of the appropriate governing agencies. Requests for refinishing such items will not be accepted under this warranty.
9. Chips, scratches, or marks in tile, woodwork, walls, ceilings, porcelain, brick, mirrors, plumbing fixtures, appliances, etc. not called to the Builder’s attention prior to move-in.
10. Carpeting, hard surface material, hard wood floors, and other floor coverings cannot be warranted against spotting, discoloration or fading after closing or move-in, whichever comes first.
11. Dripping faucets and toilet adjustments carry a 90-day warranty only. Frozen water lines are the owner’s responsibility. Malfunctions caused by misuse of the plumbing systems are not covered under this warranty and service charges to correct such malfunctions will be covered at the owner’s expense
12. Cracks in ceramic tile, joints and around the tub.
13. Matching of roof shingles cannot be guaranteed by this Builder, as the manufacturer does not guarantee.
14. Shelves installed in closets or utility rooms cannot be warranted. They are installed into the sheetrock with wall anchors. The Builder does not warrant the shelves installed into the homes because we cannot monitor the load the shelves are carrying.
The Builder does hereby agree to give the homeowner the opportunity to inspect the subject house for defects. The homeowner shall make a thorough inspection of the house and make one list only. The closing or moving-in of said house is the homeowner’s satisfaction, or the homeowner is satisfied as to the completion of said house.

This warranty is the only warranty or representation given on this house.
Warranty Request Procedure:

All warranty requests must be submitted by email to wynntracconstruction@gmail.com. Request must include the homeowners’ full name, property address, phone number, detailed description of the issue, and clear photos (if applicable).
Request that does not include complete information may delay processing. Non-emergency requests will be reviewed within 3-5 days.
Emergency issues (active leaks, electrical hazards, or loss of HVAC during extreme temperatures) should be reported immediately by phone at (678) 961-9159.

Homeowner Maintenance
Monthly - Change HVAC filters, test smoke detectors, inspect plumbing under sinks

Quarterly - Inspect caulking, check drainage, clean gutters if needed
Bi-Annually - Service HVAC, flush water heater, inspect roof and flashing

Annually - Inspect foundation, reseal grout, evaluate paint and siding condition

​​​​​​Maintaining proper drainage, humidity control (35%-55%), and regular caulking is essential to protecting your investment and maintaining warranty coverage.
10 Common Requests for Warranty Service that are not covered under your Warranty.
​
1) Paint: You will receive a free paint touch-up kit from your On-site Agent after you move in; just
perfect for those minor move-in nicks, scratches, and other cosmetic areas.
2) Caulk: Shrinkage of caulk occurs. For best results re-caulk interior and exterior regularly, especially wet areas. Maintenance of caulking is a homeowner responsibility.
3) Vinyl Floor: Vinyl flooring is a soft product that can be easily damaged. Please inspect the vinyl floor carefully at time of walk through.
4) Countertops: Marble and laminate tops must be protected from sharp objects, heat and abrasives. Some markings may be apparent from the manufacturing process. Do not allow water to stand on countertop seams. Damage may occur.
5) Sheetrock: As your home settles, hairline cracks may form in walls and ceilings, especially corners. Nail pops may also form. This is to be expected and not the result of a construction defect.
6) Drainage & Settlement: Un-established yards can wash out or settle with one rainfall. Maintenance of lawn, landscaping, drainage pathways and settlement are homeowner responsibilities.
7) Door Hardware: Adjustments - Door handles can loosen. They can be tightened with a screwdriver in seconds. Exterior Locks - Tarnishing of exterior door hardware is common and affected by environmental conditions.
8) Brick: Expect bricks to have some mortar stain. Repeated cleaning of brick may damage intended finish. Cracks and chips are common and not intended to be a sign of a defect.
9) Floors: Some floor squeaks may be heard when walking on wood floor systems. This is to be expected and is not an indication of a construction deficiency.
10) Concrete: Cracks in concrete (driveway, patio, foundation, sidewalks) are likely to occur. They are usually not an indication of a construction deficiency and will not impair intended use of the concrete surface.
